ownFSBO is an educational and informational platform operated by Axiom. We are not a licensed real-estate brokerage, law firm, tax advisor, appraisal company, or investment advisor. Nothing on this site constitutes legal, tax, financial, or professional real-estate advice. Always consult a licensed professional in your state before making any material decision about your home sale.
AI home valuation
The AI valuation is a rough estimate based on the inputs you provide and public comparable-sale patterns. It is not an appraisal, not a broker price opinion, and not a guarantee of what your home will sell for. Actual market value depends on condition, local demand, and buyer behavior, none of which the tool can directly observe. For financing, insurance, tax, or legal purposes, always use a licensed appraiser.
Listing description generator
AI-generated listing text is a draft. Review every word for accuracy before publishing. Real-estate advertising is governed by the Fair Housing Act and most state anti-discrimination statutes — you are responsible for ensuring your listing copy does not reference protected classes (race, religion, national origin, familial status, disability, sex, sexual orientation, gender identity, source of income, or anything implying preference). The tool filters for obvious violations but is not a substitute for your review.
Photo shot list
The shot list and lighting tips are a starting point. Real photography results depend on your home, your gear, and the weather. If this is your first FSBO, we recommend hiring a real estate photographer ($200–400) rather than relying on phone shots plus a checklist.
Buyer response templates
Template responses are suggestions, not scripts you should send without editing. The tool classifies buyer intent based on the text you paste in, which may be wrong. Review every reply before hitting send, and adjust tone and specifics to match the actual conversation.
Negotiation helper
The negotiation helper is a strategy suggestion, not legal advice. Contract terms, inspection requests, and counter-offers have legal consequences. Before signing any purchase agreement, counter-offer, addendum, or contingency release, have the document reviewed by a licensed real-estate attorney in your state. In many states attorney review is required at close; in all states it is recommended.
Closing checklist
The AI-generated closing checklist is a general timeline. Your state, your lender, and your title company will add, remove, or modify required steps. Use the checklist as a starting outline and confirm the specifics with your title company or closing attorney. Missed deadlines can void a contract or trigger liquidated damages — do not rely on the checklist alone.
State-specific content
State rules displayed in our articles (required disclosures, attorney-required-at-close flags, typical close timelines) are summaries of our research, not current legal advice. State laws change. Always verify with your state's real estate commission and a licensed attorney before relying on a state-specific rule.
Direct offer / Sell-your-home flow
The /sell-your-home form is a request for a non-bindingdirect purchase offer from ownFSBO's affiliated home-buying business. Any offer we send is contingent on on-site inspection, title review, and — for financed offers — lender approval. You are under no obligation to accept. No commission is charged for requesting or declining an offer.
