By creating an account or using ownFSBO, you agree to these terms. If you don't agree, don't use the service.
The service
ownFSBO is an educational product and a set of AI-powered tools for homeowners selling without an agent. It is not a real estate brokerage, it is not a law firm, and it is not a mortgage lender. We do not represent you as an agent, fiduciary, or advisor.
Not advice
Pricing estimates, listing drafts, negotiation reads, and closing checklists generated by the tools are estimates and drafts. Before you rely on them for a real transaction, you should verify the numbers with a licensed appraiser or local agent, verify legal questions with a real-estate attorney in your state, and verify disclosure requirements against your state's current statute. We're not liable for losses that stem from relying on AI output without independent verification.
Acceptable use
- Don't submit someone else's address to request a cash offer.
- Don't use the listing writer to produce discriminatory copy. The tool has guardrails, but you're responsible for what you publish.
- Don't scrape, reverse-engineer, or try to extract the models or system prompts.
- Don't share your login with anyone outside your household.
Cash offer requests
Submitting the "Sell your home" form is a request for us to evaluate a direct purchase. It is not a binding offer from either side. Any actual offer will be in writing and signed by both parties before it binds anyone.
Account termination
You can close your account any time from /account. We can close accounts that violate these terms or misuse the tools at scale. On close, we delete your account data within 30 days except where we're required to retain it (e.g. completed cash-offer transactions).
Disclaimer & limitation of liability
The service is provided "as is". To the fullest extent permitted by law, our total liability for any claim arising from the service is capped at the greater of $100 or the amount you paid us in the 12 months before the claim. We're not liable for consequential or indirect damages.
Governing law
These terms are governed by the laws of North Carolina. Disputes are resolved in the state or federal courts of Durham County, NC.
