Negotiating like a pro

Counteroffers, inspection requests, and when to walk.

Counter once, anchor high, keep emotion out. Walk-away lines are set before you read the offer.

01Set your three numbers before any offer

Your list price (the dream). Your acceptable range (list minus 3–5%). Your walk line (the lowest you'll sign). Write them down and put them in a drawer. Don't share them with anyone but your spouse.

02The counter formula

Counter at the midpoint between their offer and your list price β€” then split the difference again if they come back. Two rounds should close the gap. If you're three rounds deep, the deal has other problems.

03Inspection response

Buyers will ask for $5–15k in repairs. Counter with: 'We'll address safety items and replace the water heater. For everything else, we can credit $X at close or fix it β€” your call.' Never fix and credit β€” pick one per item.
